Townhome Insurance
Townhome insurance is specifically designed for townhome owners and is essential if you want to protect your investment in your property and safeguard your personal possessions.
Townhome insurance also provides liability protection in case of injury or damage that occurs on or is caused by your property. Most policies also provide compensation for additional living expenses, such as hotel and restaurant bills, in the unfortunate event you are temporarily unable to live in your home due to damage or total loss.
Is Townhome Insurance the same as Condo Insurance?
Townhome insurance is very similar to condo insurance, although there are some important differences:
In many states, condominium associations are required to comply with certain laws which often include specific insurance requirements. However, townhome associations and homeowners associations in those same states may be exempt from those regulations. As a townhome owner, the type of insurance you require- depends on whether your townhome association has purchased a master policy for the building structure and other shared areas such as walkways.
Townhome insurance provides coverage for your lot. If you own a condominium, you generally only need insurance for the interior contents of your unit. But if you own a townhome, you need coverage for your lot as well. You may need insurance coverage for trees and shrubs, outdoor structures, and other items on your lot. These items are not normally covered by a master policy, therefore should be included in your own townhome policy.
If your townhome association does not have separate master policy covering all units, then you will need homeowners insurance, similar to that required for a single family home. This is because you require coverage for the structure and exterior of your unit as well as your interior fixtures and fittings and personal property.
If your townhome is covered by a master policy, then your townhome insurance only needs to provide coverage for items outside the scope of the master policy. There is no point in paying for duplicate coverage. Before you buy townhome insurance, you should consult your master policy and identify the level of coverage you require.
